Downtown Monticello has seen very little investment activity since their previous Master Plan in 2009, which proposed a radical change to the fabric of the city – one that abandoned their historic Main Street in favor of suburban development patterns. This new plan proposes a different approach – one that builds off the existing strengths of the area and recognizes the virtues of a walkable downtown.
The Monticello Downtown Plan focuses redevelopment efforts into the core blocks of the original Main Street and towards the riverfront. The plan provides strategies for revitalizing Main Street and amplifying the presence of the river into the life of downtown by redesigning the park so it is more flexible and more active. In addition, the plan offers specific guidelines for the development of two catalytic projects in the downtown core.
